How Wolliz Works
The first member-owned MLS — built so agents pay flat and buyers pay nothing. No lead auctions. No paid listing placement. No data sold.
What this place is
Wolliz is a real estate marketplace built on a different business model than Zillow, Redfin, or any other major portal. Most real estate sites make money in two ways: selling your contact information to agents, and charging agents more money to appear higher in search results. We don't do either.
Here's how we work instead:
- Every agent on the platform pays a flat membership fee — $49 per month. That's it.
- Agents never pay per lead. When you contact an agent through this site, the agent doesn't owe us anything for the introduction.
- Listings are never ranked by who paid more. Every listing is shown on equal terms — sorted by relevance to what you searched for, not by how much money the listing agent spent.
- Your contact information is never sold to third parties, advertising networks, or other agents you didn't choose to contact.
The result: agents who join this platform don't need to charge you more to cover platform fees. And you, as a buyer or seller, get a search experience that's trying to find you the right home — not the most profitable transaction for the platform.
Who pays what
For buyers
Using this site is free. Searching, saving listings, creating an account, getting matched with an agent — none of it costs anything. Real estate agent commissions are negotiated separately between you and your agent as part of your purchase transaction. This site has no role in that.
For sellers
Sellers work with a listing agent who is a member of Wolliz. Your listing agent pays the platform membership fee. You pay your agent's commission as part of your sale — the same way you would with any licensed agent. The platform doesn't take a cut of your sale.
For agents
Agents pay $49/month for full platform access. No per-lead fees. No listing uplift fees. No tiers. The membership includes CRM tools, lead management, listing management, and placement on this consumer portal.
Member-owned cooperative
Wolliz is structured as a cooperative — meaning the agents who use the platform own a stake in it. This matters because it changes the incentive structure. A publicly traded company optimizes for shareholder returns. A cooperative optimizes for what's good for its members.
In practice, this means:
- Pricing decisions are made with member interests in mind, not with a target revenue multiple in mind.
- Features are built for what agents actually need to serve their clients, not for what maximizes clicks on the portal.
- The platform doesn't have a conflict of interest between agent members and buyer/seller users — because serving buyers and sellers well is exactly what agents need to succeed.
What we promise
No paid listing placement. Every listing in search results appears based on how well it matches your search. A listing from an agent who joined yesterday appears on the same terms as one from an agent who's been here for years.
Agents pay $0 per lead. When you click Inquire, the agent you're contacting doesn't owe us anything for the connection. That means no hidden incentive to route you to whichever agent paid the most for your zip code.
